Course summary
This course examines communication, service, documentation, technology, and risk-management practices
that support accurate and professional client representation. Participants will compare sales-driven and
service-driven approaches and consider how communication can affect informed decision-making, consumer
trust, and the client experience. Through discussion, exercises, and real estate scenarios, students will apply
client-centered practices to consultations, pricing, negotiations, inspections, financing concerns, multiple
offers, expectation management, and post-closing communication. The course also addresses active
listening, documentation of client instructions, accuracy in advertising and communication, responsible use
of artificial intelligence, and methods for reducing misunderstanding and transaction risk. Participants will
leave with practical strategies for communicating clearly, supporting client autonomy, and providing
consistent service in compliance with New York State license law and professional standards.
Learning objectives
- Explain the Serve, Don't Sell philosophy and distinguish client-centered real estate service from
transaction-focused or pressure-based sales behavior. - Use active listening, needs-identification, and open-ended questioning techniques to identify a client's
stated goals, concerns, priorities, and decision-making needs. - Apply clear, neutral, and accurate communication techniques that support informed client decisions
without creating undue pressure, fear, urgency, or misunderstanding. - Recognize common transaction stress points and select communication strategies appropriate for
pricing, multiple offers, inspections, financing, negotiations, and time-sensitive decisions. - Apply client-centered practices to buyer consultations, listing presentations, pricing discussions,
negotiations, expectation management, and post-closing communication. - Distinguish information, education, advice, persuasion, and unsupported promises when communicating
with clients and customers. - Use artificial intelligence and other technology to improve efficiency while maintaining licensee
oversight, accuracy, authenticity, transparency, confidentiality, and compliance. - Identify documentation and communication practices that reduce risk, preserve client instructions, and
create an accurate record of material conversations and decisions. - Evaluate real estate scenarios and select a course of action that supports the client's lawful objectives,
professional responsibility, and consistent service to the public. - Create a personal action plan for replacing at least one transaction-focused habit with a measurable
client-centered practice.
